Wisconsin Residential Lease Agreement
This Wisconsin Residential Lease Agreement ("Agreement") is made on [Date], by and between [Landlord's Full Name], with a mailing address of [Landlord's Address] ("Landlord"), and [Tenant's Full Name(s)], with a mailing address of [Tenant's Address] ("Tenant"). The Landlord agrees to lease the premises located at [Property Address] to the Tenant, subject to the terms set forth in this Agreement.
Wisconsin laws, specifically the Wisconsin Administrative Code and the Wisconsin Statutes, govern this Agreement. It incorporates by reference the provisions of the Wisconsin Residential Landlord-Tenant Act.
Term of Lease
The lease term will commence on [Start Date] and will terminate on [End Date], unless sooner terminated pursuant to any provision hereof or extended or renewed in accordance with the terms and conditions agreed upon by both parties.
Rent
The Tenant agrees to pay the Landlord a monthly rent of $[Rent Amount], payable in advance on the first day of each month. The first month's rent is due upon signing this Agreement. Security Deposit

The Tenant agrees to maintain the premises in a clean and sanitary condition and to promptly notify the Landlord of any needed repairs. The Landlord is responsible for maintaining the property in a habitable condition and making all necessary repairs, except for those caused by the Tenant's negligence or intentional acts.
Use of Premises
The premises are to be used exclusively as a residential dwelling by the Tenant(s) listed in this Agreement. The Tenant agrees not to engage in any activities that are disruptive to the neighborhood or that violate local, state, or federal laws.
Pets
Pets are [allowed/not allowed]. If allowed, the Tenant agrees to pay a non-refundable pet fee of $[Pet Fee Amount], and adhere to any additional terms regarding pets as outlined in this Agreement or addendum attached hereto.
Subletting
The Tenant shall not sublet the property or assign this Agreement without the prior written consent of the Landlord.
Notices

Governing Law and Dispute Resolution
This Agreement shall be governed by and construed in accordance with the laws of the State of Wisconsin. Any disputes arising under or related to this Agreement shall be resolved through mediation or, failing that, through arbitration in accordance with the rules of the American Arbitration Association.
Amendments
This Agreement may only be amended or modified by a written document signed by both parties.
Entire Agreement
This Agreement, including any attachments or addenda, constitutes the entire agreement between the parties pertaining to the subject matter hereof and supersedes all prior and contemporaneous agreements, understandings, negotiations, and discussions, whether oral or written, of the parties.
